Most of the people we help are in a strong position. They just don't look like the example borrower on a bank's application form.
Your income lives in BAS statements and business accounts rather than payslips. Some lenders can assess it exactly that way.
Your bank says you've reached your limit. Other lenders calculate servicing differently, which can open up additional lending.
Contracting, commission, overtime, rental income or more than one job, added up properly instead of averaged away.
Refinance to a sharper rate or structure, consolidate debts, or release equity for whatever comes next.
We look at where you are today and present your whole file to a lender who will read it, not just a number.
Some of Australia's most flexible lenders don't have branches and don't take applications from the public. They work only through brokers, and they're often the difference between a polite no and a yes.
| Topic | A typical bank checklist | A specialist lender's view |
|---|---|---|
| Proving income | Two years of tax returns and payslips | BAS, business bank statements or an accountant's letter can be used |
| Borrowing power | One servicing formula for everyone | Different servicing models that can mean more room to borrow |
| Growing a portfolio | Appetite shrinks with every property | Additional lending for investors building a portfolio |
| Your credit file | A score and a cut-off | A person who reads the reasons and the recovery |

Whether it's your first home, a bigger one or a fresh start somewhere new, the right loan is about more than the headline rate. We look at features, fees, flexibility and how each lender will view your situation.

Building a portfolio is where many investors first hit a wall with their bank. Specialist lenders assess rental income, existing debts and servicing differently, which can open up additional lending for the next purchase.

If you run your own business, your last tax return rarely tells the full story. Alt doc (alternative documentation) loans let lenders assess your income using documents that show how your business is performing now.
Documents that can be used instead of full tax returns:
For sole traders, partnerships, company directors and trust structures.

If you haven't reviewed your loan in a while, there's a fair chance it no longer fits. We compare what you have with what's available and only recommend a change when it's worth making.

Commercial lending is assessed on the property, the business and the people behind it. We present all three properly, to lenders who understand them.

Straightforward vehicle finance, arranged before you start negotiating, so you can focus on the car and not the paperwork.
Every lender asks for something slightly different, and we'll give you an exact list for your application. This is a good place to start.
Something else on your mind? Ask us. There's no such thing as a silly question about money.
A lender that isn't one of the major banks, often a non-bank lender. Many work only through brokers and have their own lending policies, which can suit self-employed borrowers, investors and people whose finances don't match a standard checklist.
Not always. Alt doc loans can use BAS, business bank statements or an accountant's letter instead. Requirements differ between lenders, so we match you with one that fits your paperwork.
Possibly. Lenders calculate borrowing power in different ways, so the same income can support different loan amounts. We show you the options before you apply.
No. A conversation about your options doesn't involve a credit check. A credit enquiry only happens when you decide to apply.
We explain exactly how we're paid, including any commission from the lender and any fees, before you commit to anything.
No. We also arrange investment, refinance, commercial property and car and vehicle finance, for individuals and businesses.
Estimate repayments on a home, investment or commercial loan. Switch between weekly, fortnightly and monthly, test extra repayments and see how much interest and time you could save.
An estimate for general information only, not a quote or credit advice. Your actual rate, repayments and fees depend on the lender, the loan and your circumstances.
Calculated with a standard amortisation formula, using the rate you enter for the whole term. Fortnightly and weekly repayments divide the annual rate across 26 or 52 periods.
Shows interest-only repayments for the first five years, then principal and interest repayments over the remaining term.
Assumes the same extra amount is paid with every repayment and that your loan allows it. Some fixed rate loans limit extra repayments.
Moneywise Home Loans is an Australian mortgage and finance broker. Since May 2018 we've helped people borrow for homes, investments, businesses and cars, with a particular knack for situations that don't fit a bank's checklist.

A bank can only offer its own products and apply its own rules. When those rules don't fit, the answer is usually no, and plenty of people stop there.
We don't. Our job is to know which lenders, banks and specialists alike, will look at your situation the way it deserves, and to present your application so they can say yes. Then we explain every option, cost and trade-off before you decide anything.
Three things we hold ourselves to, and the reviews that keep us honest.
Every option, cost and trade-off, explained before you decide.
“They took the time to explain everything clearly, answered all my questions, and made what can be a stressful experience feel smooth and straightforward.”
You'll always know where your application is up to.
“There was constant communication and the process was stress free.”
Self-employed, investing or mixed income: it's the work we enjoy most.
“My loan was complicated and [the team] were so patient, professional and guided me all the way.”
A few more of the things clients have said after settling their loans.
